Azalea: what ailment is this?

As you can see from the first picture, the tree is not suffering terribly from this, but I want to stop it before it does.
I have been noticing a few leaves per day like this. I have a feeling that this is a fairly common ailment, and I think I remember seeing this at BT, but I don't remember specifics.
Anyways, thanks for the help.

My own guess is leaf spot/black spot. And the remedy seems to be to spray with fungicide.
I was just wondering if anybody has had similar problems, or concurs with my guess.

My guess would be too much water and heat stress.

Thanks, I agree with leaf spot. Have you been treating it with anything? Or just removing the leaves?
Rockm, You are right wrt too much water. Although I only give it morning and late afternoon sun. I haven't hand watered this plant in about two weeks at least because of rain. I am trying to keep it under the eave of the house, but went we have slant rain, it doesnt help.
