White spots on leaves?

My Monkeypod tree (Albizia saman, a.k.a. Samanea saman) recently started developing white spots on its leaves. It had been growing really well all summer and just started this color change on the leaves in the last week or two. It’s done this before in the past and survived (but dropped all its leaves in the process and struggled for a while). Any thoughts on what’s likely to be causing this?

Does it have any texture? Is it powdery? Does it rub off?

No texture. It's not powdery. It doesn't rub off. It does feel like the white part of the leaf is dry and dead.

White variegation in leaves can be the result of viral activity ( infection) , causing a loss of chlorophyll in those locations. Not sure if that is something common to the species you are working with.
Google Chloropast and viral interaction. An example is the Tobacco mosaic Virus!
