I would consider leaving out that secondary pond area that’s directly in the center of the extended patio. That’s primo seating area and would comfortably accommodate a table if that part of the water feature weren’t there.

Right, I’m only suggesting that you consider trading out That small section of pond area for a more useable patio area. Right now there’s a 6–8’ border of patio around the secondary pond area. That’s not wide enough for a table and chairs. If you don’t see a need for a table and chairs out there, no need to consider it
Make us some pots with that!

Frank, what’s your opinion on “butterfly koi”?

The butterfly koi tend to have weaker physical characteristics and are more susceptible to disease and injury due to the genetics and flimsier fins. Often regular koi pick on them and particularily larger goldfish will pick on them such as the shubunkins. I would summarize as more fragile and difficult to keep healthy!
That said they are prized by certain segments of the population, not the traditional show Koi industry!
If you are looking for a reputable dealer of high quality Koi let me know, i can give you a reference! Although i would run the pond in with common goldfish for a few months first, then remove them and prepare the pond for Koi. I would not run them together in the same pond for disease control purposes. This will also give you a chance to check out your predator control devices before investing in more expensive koi.

It is nice to have a local connection, they can help with the appropriate quarantine and adjustment procedures for receiving a shipment direct from Japan.
Chuck has quite the facility! I visited there, (I’ll take pictures next time), he has some two dozen (or so) huge holding tanks full of koi. All sizes from fingerlings to 2 1/2 feet. (Maybe even bigger!)
There is so much about koi I don’t know, it’s ridiculous.
I mean, I know that a black and white koi can be a black bodied fish with white patches, or be a white bodied fish with black patches. Ok... but ask me to identify which is which? No way! I’m too much of a noob for that! Lol!!!

Best bet is to purchase fish that have been acclimatized to your area for a full season. Newly imported fish ( typically just after Christmas) can appear perfectly healthy until the holding tanks temperatures begin to rise in late spring early summer and viral issues begin. If he has that size of a set-up then it will be protected with chemical disinfectant baths to step through before entering the facilities and access will be tightly controlled for the areas containing newly arrived fish. Some of the new Koi diseases are very difficult to manage. You are very fortunate in that one of the best Koi Vet programs is located in Athens Georgia. I actually spent some time training there and they really were on top of the industry at the time. I am sure Chuck is aware of their program. Good luck with the Koi Pond.
